Buying a SHORT SALE


BUYING a Short Sale:

Short Sales could be a great way to purchase a property at a substantial discount from a current market value. This distressed type of sale could be quite advantageous to a property purchaser, but does has some uncertainties VERSUS purchasing a “regular sale” property versus a short sale. Main uncertainties are:

  • floating closing date

  • contract price could be accepted by the seller's bank or may be countered at a higher price

  • some real estate firms continue marketing a short sale listing to other prospective purchasers even though a seller has accepted a contract from a potential buyer

  • Property is sold in “AS IS” condition, with no repairs or warranties.

  • Property may at times be abandoned by the owner, utilities disconnected -which results in a deteriorating condition of the property due to weather conditions, vandalism, etc.


When representing a BUYER in a PURCHASE of a SHORT SALE we make sure:

  • our purchaser clients are contractually protected from waiting “forever”

  • we get involved in a short sale process as much as we can – to make sure that we can shorten the wait time as much as possible

  • we inform our clients of the specifics of the particular transaction -name of banks, number of mortgage liens, etc.

  • we provide out clients with constant updates on a short sale progress – so that they know why it takes long, and that the work is moving
